01

General

There is current supply from which you can choose. If there is nothing available at that moment and we have properties under construction, you can make a reservation. Important to note: you will only borrow the money after the property has been delivered. You will therefore never pay for a promise.

Beforehand, a screening takes place and your child will meet the residents online. We therefore consider the chance that it still won't click afterwards to be small. Should it happen anyway, we will look into whether moving to one of our other properties is possible. We cannot guarantee that, but we will do our utmost.

The rent is determined according to the official points system of the government (WWS): not a free market price, but a regulated rent. There is an annual indexation according to the legal regulations that are in effect at that time. If a room is vacant, InKamers covers the service costs for it. The residents therefore do not contribute to the empty rooms.

InKamers takes care of the entire management: maintenance, breakdowns and everything that happens in and around the house. You don't have to worry about it.

Then the rental agreement ends. With the loan option, your loan also ends and you will receive your investment back within six months at the latest. If your child is temporarily studying elsewhere, we can discuss how the room can be used temporarily in consultation.

You can request testimonials from us. If possible, we would be happy to put you in touch with an older person who would like to share their experience.

InKamers earns money from the development and management of the concept. That is necessary to ensure our continuity and to further expand our portfolio of student housing. This way, we can realize more and more good student housing.

02

Buy

Together with InKamers and other parents, you buy a share in a student housing complex and become co-owners of the property. You receive an undivided share in the property. Additional agreements specify which room is used by your child and how the common areas are shared.

No. You are not buying an independent apartment right, but a share in the entire student residence. Additionally, the use of a specific room is stipulated. Your child can also use the common facilities.

Agreements are drawn up regarding the use of rooms and common areas, management and maintenance, shared costs, decision-making, and the situation in which a property owner wants to sell their share. The precise agreements are set out in the purchase documentation and the agreement between the co-owners.

When buying property, you may encounter transfer tax, notary fees, purchase and sale costs, maintenance costs and management fees, among other things. In addition, as with any real estate asset, there is a risk of a decrease in value.

InKamers takes care of the practical management and maintenance of the student house. As a co-owner, you contribute to the costs associated with ownership. The distribution of these costs is determined in advance.

If your child leaves, you remain, in principle, the owner of your share until it is sold or a different arrangement is made. InKamers will guide this process according to the agreements of the relevant project.

As a co-owner, you benefit from any appreciation in value, but you also bear the risk of a decline in value. Purchase, sale, and maintenance costs can affect the final result.

The tax consequences depend on your personal situation, the method of purchasing the room and the use of the room by your child. Therefore, please have a notary or tax advisor assess beforehand how the ownership, the transfer tax and box 3 will be treated in your situation.

03

Financing — money and interest

The interest rate and the payment date are set in advance in your agreement. In the calculation tool you can calculate with different interest rates. The final terms and conditions are always discussed with you personally.

Your money goes through the WDL credit fund. As soon as the financing for the relevant property is complete, the fund lends the amount to InKamers. The responsibilities of you, WDL and InKamers are clearly set out in the agreement.

The available company information and relevant documents are shared with you during the process and explained to you. You can also access public company data yourself.

Real estate can decrease in value; we do not want to conceal that risk. Within the loan structure, certainty is provided in the form of a first mortgage right. The precise coverage, conditions, and risks are explained in advance.

04

Financing — reimbursement

The moment and conditions of reimbursement are contractually stipulated. Upon termination of the linked rental agreement, according to the current arrangement, there is a reimbursement period of no more than six months.

The contractual agreement regarding reimbursement is not dependent on the entry of a new parent or financier. The agreed reimbursement period remains in effect.

The loan is linked to the agreed term and your child’s rental agreement. As long as it is in effect, the money is essentially fixed. Therefore, only make available money that you can afford to miss during that period.

Then the lease agreement ends, and with that, according to the current arrangement, the loan as well. Your investment is repaid according to the contractual term and conditions.

05

Financing — security

According to the financing structure, the first mortgage right rests on the respective collateral within the real estate portfolio. The right is held jointly on behalf of the financiers by WDL Zekerheden B.V. The exact coverage is stated in the financing documentation.

The security is not solely dependent on the student house in which your child lives. How the security arrangements are set up and which properties are included in them are explained in detail in the documentation in advance.

The funding is provided through WDL Credit Funds. The applicable legal status and supervision are explained in the documentation. Always seek independent financial or legal advice if in doubt.

06

Financing — tax

The loan is, in principle, classified in box 3. The exact tax treatment depends on your total assets and personal situation. Therefore, please discuss this with your own tax advisor or financial advisor.

Your child rents the room at the stipulated rental price. In addition, there is a separate loan agreement. Therefore, no property or room is transferred without consideration. If in doubt, have your personal situation assessed by a tax advisor.

07

Laws and regulations

For our properties that we sell under co-ownership, we request a Declaration of Use and Use from the municipality. This declaration confirms that the property may be used for room-specific rentals. The municipality confirms that the property in question may be used for room-specific rentals for a maximum of six people or for a single independent household. The municipality makes a distinction between room-specific rentals and a legal split. InKamers does not sell residential associations or memberships that are linked to separate living spaces, but works with co-ownership of the property as a whole. Therefore, there is no such legal split. Based on the declaration and the chosen ownership structure, the use meets the conditions set by the municipality. In the loan variant, there is no sale and consent from the municipality for a transfer of ownership is not required.
